Client requested a duct cleaning estimate to be conducted at one of their properties. Upon arrival i spoke with the renter to get access to the attic to inspect the ducts. There are 2 units in the attic one for upstairs and down stairs. I inspected both units duct runs and plenum boxes they both could benefit from having the ducts cleaned. Tenant did state that she had dust coming out of the vent in the kitchen hen area. I also checked the blower wheels for each unit and they could benefit from a cleaning as well to allow better air flow to the home and help prolong the life of the blower motors. Spoke with property management and they are sending the estimates over to the owner since it is over the maintenance allowance limit.
1. Visually inspected condenser coil for debris/ dirty. 2. Inspected condenser fan motor. 3. Inspected condenser fan blades. 4. Inspected/ cleaned wiring connections. 5. Tested compressor/ condenser fan motor capacitor. 6. Checked compressor amp draw. 7. Checked condenser fan motor amp draw. 8. Inspected / replaced return filter. 9. Inspected return plenum for debris/ dirty. 10. Inspected evaporator coil. 11. Inspected blower motor/ blower wheel. 12. Checked blower amp draw. 13. Measured temperature differential from supply to return. 20 degrees measured. 14. Inspected drain lines and treated to prevent blockages 15. Rinsed condenser unit to promote heat exchange 16. Replaced and dated filters All 3 filters are 20x25x1 with capability of taking 4inch filters. Clean air effects on all 3 units are quite dirty. This will reduce air quality. Came out for 1 system maintenance. Upon arrival started with indoor upflow gas unit, our install. Customer changes filters themselves, checked all heating elements to verify proper heating sequence. All safeties are operating as designed, burners are firing properly. Washed out unit and checked all electrical components. All components are operating as designed. Recommend adding pan treatment into system to treat drain line to help prevent issues from occurring. Also recommend adding hard start kit and surge protection to improve longevity of system and to protect unit. Thank you for your time. Pan treatment
Performed one time fall tune-up on 3 year old system. Found blower assembly dirty due to poor quality of filter (fiberglass), recommend pleated filters MERV rating 8-12. No further mechanical issues. Performed one time spring tuneup and found a few areas of concern for indoor air quality, system efficiency and components. Please refer to estimate emailed to client. Outdoor unit is 80%-90% clogged with debris, indoor unit has pet hair debris under unit where return air is going to system, indoor blower motor run capacitor is weak and could pose a failure in future use. Replaced run capacitor with MiniTurbo (5 year warranty)
